Most first home buyers pay Central Lending Solutions no fee. The lender pays the broker a commission when your loan settles, so our service is free to most borrowers. We are bound by the Best Interests Duty, in force since 1 January 2021, which legally requires us to act in your interest.

The WA First Home Owner Grant (FHOG) is a one-off government payment to eligible first home buyers building or buying a new home. Eligibility, the grant amount and property value caps are set by the WA Government and change over time, so we confirm the current figures with you before you commit.
Keystart is the Western Australian government lender. Its low-deposit home loans let eligible buyers purchase with a small deposit and no lenders mortgage insurance, subject to income and property price limits. It is a strong option for Perth first home buyers who are short on deposit but can manage repayments.
The First Home Guarantee is a federal scheme that lets eligible first home buyers purchase with as little as a 5 percent deposit without paying lenders mortgage insurance, because the government guarantees part of the loan. Places are limited each year and income and property caps apply, which we confirm for you.
It depends on the loan. A standard loan usually wants around 20 percent to avoid lenders mortgage insurance, but Keystart and the First Home Guarantee can let eligible Perth buyers in with far less. We work out the smallest sensible deposit for your situation and what each path costs.
