This Credit Guide explains who we are, how our Perth brokers are paid by lenders, the Best Interests Duty we are bound by, and how to make a complaint if something goes wrong.

Who we are
Central Lending Solutions is a Perth mortgage and finance broking firm based at the 22 Hasler Road, Osborne Park WA 6017. We have operated since 2015 and hold Australian Credit Licence (ACL) number 497 950. Our brokers are full members of the Mortgage & Finance Association of Australia (MFAA).

What this Credit Guide covers
This Credit Guide is provided in line with the National Consumer Credit Protection Act 2009. It tells you about the credit assistance we can provide, the lenders we work with, how we are paid, our obligations to you, and your right to complain. We give it to you before we provide credit assistance so you can make an informed choice.
The credit assistance we provide
We help you find and apply for a home loan, investment loan, refinance, construction loan, or commercial finance from our panel of lenders. We assess your situation, recommend a loan we consider suitable, and manage the application through to settlement. We do not provide legal, taxation, or financial planning advice, and you should seek that separately where you need it.
The lenders we work with
We compare more than 30 lenders, including the major banks, second-tier banks, non-bank lenders, and Keystart, the Western Australian government lender. A full list of lenders on our panel is available on request. We are not owned by any lender and we are not obliged to recommend a particular lender or product.
How does a Perth mortgage broker get paid?
The lender pays the broker a commission when your loan settles, so most clients pay Central Lending Solutions no fee for our service. We may receive an upfront commission, calculated as a percentage of your loan amount, and an ongoing trail commission for as long as your loan stays active.
Commission rates vary between lenders. You can ask us for a written estimate of the commissions we expect to receive on your loan, including the dollar amount where it can be reasonably estimated, before you proceed.

Other benefits we may receive
From time to time we may receive non-commission benefits such as professional development support, conference attendance, or marketing assistance from lenders or our aggregator. These do not influence the loan we recommend. Any benefit that could reasonably be seen as a conflict is recorded and managed under our conflicts policy. [TBC: aggregator name and details.]
Our obligations to you
We are bound by the Best Interests Duty, in force since 1 January 2021 under the National Consumer Credit Protection Act. This duty legally requires us to act in your best interests and to prioritise your interests when we recommend a loan. Where there is a conflict between your interests and ours, your interests come first.
Before we provide credit assistance we make reasonable inquiries about your needs and objectives, your financial situation, and your capacity to repay, so the loan we recommend is not unsuitable for you. You can ask us for the documents we relied on in assessing your application, free of charge.
How do I make a complaint?
If you are unhappy with our service, please tell us first so we can put it right. Call us on (08) 9201 8570 or email [email protected]. We will acknowledge your complaint promptly and aim to resolve it as quickly as we can.
If you are not satisfied with our response, you can lodge a free, independent complaint with the Australian Financial Complaints Authority (AFCA), our external dispute resolution scheme.

Your privacy
We collect and handle your personal information in line with the Privacy Act 1988 and the Australian Privacy Principles. We only collect what we need to assess and arrange your loan, and we never share your details without your consent except where the law requires it.

How is Central Lending Solutions paid?
Central Lending Solutions is paid by the lender, not by you. When your loan settles, the lender pays the broker an upfront commission and an ongoing trail commission. Most clients pay us no fee for our service. You can ask for a written estimate of commissions before you proceed.
What is the Best Interests Duty?
The Best Interests Duty is a legal obligation under the National Consumer Credit Protection Act, in force since 1 January 2021. It requires mortgage brokers to act in the best interests of the consumer and to prioritise the consumer's interests when recommending a loan. Central Lending Solutions is bound by this duty.
